FAQ
Quick answers. Before you call.
What does a mortgage agent do?
A mortgage agent is licensed to arrange mortgages. I gather information about your goals and finances, explain options, help prepare your application and submit it to lenders on your behalf.
Why should I use a mortgage agent?
An agent can explain your options, help you compare more than one lender's offer, and guide you through the process. Whether it's the right choice for you is your decision, and you can ask me how I'm compensated.
When should I contact a mortgage agent?
Early. Before you start house hunting, several months before your renewal, or when you're considering refinancing.
How much can I afford?
It depends on your income, debts, down payment, credit, the property and the lender's rules. A comfortable payment can be different from the maximum you may qualify for. Our calculator gives a rough payment estimate.
How much down payment do I need?
In Canada the minimum depends on the purchase price, and other factors such as the type of property and how it will be used can matter. With under 20% down, mortgage default insurance is generally required. Let's confirm the current rules for your situation.
What is mortgage pre-approval?
A lender's preliminary review of your finances to estimate what you may qualify for, often with a rate hold for a limited period.
Does a pre-approval guarantee financing?
No. Final approval depends on the property, verification of your documents, and your circumstances staying the same.
What affects my mortgage rate?
Market conditions, the type and term of the mortgage, your down payment, credit, the property, and lender policies.
Should I choose fixed or variable?
Fixed rates stay the same for the term; variable rates can change. The better choice depends on your budget, risk comfort and plans. We can walk through scenarios together.
What is mortgage renewal?
When your term ends, you renew by choosing a new term and rate with your current lender or another lender.
What is refinancing?
Replacing your current mortgage with a new one, often to access equity, change terms or restructure debt. Fees and penalties may apply.
Can self-employed borrowers get mortgages?
Many can. Lenders may ask for different documents, such as several years of tax filings. Options depend on the lender and your file.
Can newcomers qualify for a mortgage?
Some newcomers may qualify. Lenders consider immigration status, employment, credit history and down payment. Programs vary by lender.
Can I consolidate debt through my mortgage?
Sometimes. Homeowners with enough equity who qualify may refinance to combine higher-interest debt. There can be costs, and it may extend how long you carry the debt.
What documents might I need?
Commonly: ID, proof of income, recent tax documents, down payment history, and details of the property. Self-employed and other situations may need more.
Does applying affect my credit?
Lenders typically check your credit report when you apply, which can be recorded as an inquiry. Ask me before applying so you know what to expect.
How does the application process work?
We talk first, then you apply through my secure application portal, I help submit your file to lenders, and you're guided through approval and closing.
